Begin with a program and documentation review

Foreign national financing is not one standard mortgage product with a universal loan limit or down payment. Before relying on a website's program summary, ask whether a current lender option is available for your particular situation.

The lender may distinguish programs by residency documentation, intended occupancy, property type and the way income and assets can be verified. A general conversation is a starting point, not a decision that you qualify.

Questions to discuss with the lending team

Do not assume that one lender's dollar cap, debt ratio, property list or fee policy applies to every program. Obtain the current requirements and terms for the loan actually being discussed.

Plan your document delivery before sending records

Start with the property location, intended use, approximate purchase price or value and a general description of your goals. Ask for an approved secure process before providing identification, account statements, tax records or other financial documents.

Contact Strategic Home Loans to discuss the next step. We will need to review the complete transaction and current lender requirements before a financing option can be confirmed.

For general comparison guidance, see the CFPB Loan Estimate explanation. This page does not announce specific lender program terms.
