Compare the loan you have with the loan you would receive

Refinancing replaces an existing mortgage with a new loan. The right comparison includes the balance, remaining term, proposed term, payment, closing costs and how long you expect to keep the new loan.

A smaller monthly payment does not automatically mean a smaller total cost. Extending repayment can reduce the required payment while increasing the time you pay interest. Review the full comparison before deciding.

Start with the goal: payment flexibility, a different rate structure, a different payoff timeline or access to equity. The same refinance will not serve every goal equally well.

Common Refinance Questions

Is a rate-drop rule enough to decide?

No. There is no universal rate reduction that makes every refinance worthwhile. Compare the actual costs and expected benefit over the period you expect to keep the loan, including the option of keeping your current mortgage.

Do points buy a fixed reduction in the rate?

No. Points and lender credits involve a tradeoff between upfront costs and pricing. The result depends on the lender, product and market. Ask for written alternatives instead of assuming a point always buys the same rate reduction.

How do the interest rate and APR differ?

The mortgage interest rate expresses the annual borrowing charge as a percentage, without other loan costs. APR is a broader annual cost measure that incorporates certain charges. Review the loan terms and fees as well as APR; different structures are not interchangeable.

Does every refinance need the same appraisal or equity level?

No. Property valuation, equity and documentation requirements depend on the program, transaction and lender. Ask which requirements apply to your proposed loan and which conditions remain.

Compare the potential benefits and tradeoffs

Payment relief and payoff time

Separate the effect of a different rate from the effect of restarting or extending repayment. Compare the remaining balance and total costs at the same future date, not just the first payment.

Cash out and other debts

Accessing equity increases the amount owed when it adds borrowing to the new loan. Paying other debts with mortgage proceeds also changes how those debts are secured. Consider the repayment period and the consequences of using the home as collateral before choosing that approach.

Low upfront cost does not mean free financing

Ask whether costs are paid in cash, offset by lender credits or added to the balance. Each approach can change what you pay now and later. Compare written loan options on consistent assumptions.

Mortgage insurance and alternatives

Before refinancing solely to remove mortgage insurance, ask the current servicer which cancellation rules and options apply to the existing loan. Compare the cost of a new loan with the available alternatives.

Refinance Checklist

For an initial conversation, identify your goal, the current loan balance, rate structure, approximate remaining term and expected time in the property. A current mortgage statement and a proposed Loan Estimate can help your lending team explain the comparison.

The lender will determine the actual income, asset, credit, insurance and property documents needed for the selected program. A general checklist is not a complete application requirement or a promise of approval.

Use the approved secure application and document process when records are requested. Do not attach statements, tax records or identification to a general website question.
