Conventional Loans

What are Conventional Loans?

A conventional mortgage is not insured or guaranteed by a federal government program such as FHA, VA, or USDA. Many conventional loans are “conforming,” meaning they are structured to meet current Fannie Mae or Freddie Mac purchase requirements. Conventional loans above the applicable conforming limit or outside standard agency guidelines are non-conforming loans.

Conventional financing is not automatically cheaper or easier than a government-backed loan. Credit, income, debts, assets, occupancy, property type, loan-to-value, mortgage insurance, and market pricing all affect the result. Most Common Types of Conventional Loans

Home Loans

Fixed-rate mortgages

The mortgage note rate remains fixed for the loan term. Principal and interest are predictable, but the total monthly housing payment can still change when property taxes, homeowners insurance, mortgage insurance, association dues, or escrow requirements change.

Adjustable-rate mortgages

An adjustable-rate mortgage generally has an initial fixed-rate period followed by scheduled adjustments. Future rates are determined using the loan’s index, margin, adjustment frequency, and rate caps. ARM structures vary, so borrowers should review both the initial payment and the maximum permitted changes.

Loan terms and repayment

Fifteen-year and 30-year fixed-rate loans are common, and other terms can be available. A shorter term generally means a higher required payment and faster principal reduction, while a longer term generally lowers the required principal-and-interest payment but can increase total interest over time. What are the Conventional Down Payment Requirements?

There is no universal conventional down-payment requirement. It depends on the loan program, occupancy, property type, borrower profile, and automated or manual underwriting results.

What types of property are eligible?

Conventional financing can be available for several property and occupancy types, subject to the selected program and lender requirements:
