A jumbo mortgage is a loan above the applicable conforming loan limit for the property. The purchase price alone does not determine the loan category. Compare the proposed loan amount with the limit for the county, property units and relevant year.
For a California property, use FHFA's official county tables. A national baseline or high cost ceiling is not the limit for every address.
Lenders can have different credit, income, asset, reserve, loan amount and property requirements. Occupancy and the transaction purpose also matter. Do not assume that a jumbo loan always needs the same down payment, costs less than another loan, or preserves more of your savings.
Have the property address, intended use, estimated price or value, desired loan amount and general income structure available. Ask which supporting documents are needed and how to deliver them securely. Do not upload sensitive records through a general inquiry form.
Ask your lending team to compare available conforming and jumbo options for your actual scenario. Review the official Loan Estimate when provided, rather than treating an online description as your terms.
