Bank Statement Loans

Deposits are a starting point, not your qualifying income

A bank statement mortgage may let an eligible self employed borrower document income using personal or business statements instead of the tax return method used for another loan program. It is still a documented mortgage application, and a large deposit total does not guarantee approval.

How can business expenses change the calculation?

Programs can apply an expense factor to eligible business deposits. The lender also decides how the statement period, ownership share and supporting information affect the calculation. Personal and business accounts may be evaluated differently.

Fictional calculation: Assume a lender accepts an average of $20,000 in monthly business deposits and applies a 50% expense factor to a business you fully own. That leaves $10,000 before any other program adjustments. The 50% figure is invented for this illustration, not a promise of your qualifying expense factor or income.

What should you ask before choosing this approach?

Credit, assets, debts, down payment or equity, and the property still matter. Avoid assuming that every self employed borrower needs a bank statement program. Start by comparing the documentation routes available for your situation.
