A DSCR of 1.25 does not mean rental profit

Published on Oct 22, 2026

A property can meet a lender's rental income ratio and still leave very little money in your budget. Before treating a DSCR number as profit, separate the loan calculation from the cost of owning the rental.

First, understand what the ratio measures

Many residential investor loan programs compare qualifying monthly rent with principal, interest, taxes, insurance and association dues, often called PITIA. The lender decides which rent and expense figures count. Program methods and requirements vary.

That calculation does not automatically set aside money for every repair, vacant month or future replacement. It also does not guarantee approval. Read our DSCR loan overview for the financing context.

One fictional property, two different answers

The following figures are invented to explain the math. They are not typical costs, a loan quote, an approval threshold or an investment forecast.

Illustrative monthly rental budget
Item Amount
Qualifying rent $3,000
PITIA $2,400
Vacancy allowance $150
Repairs allowance $150
Property management $240
Remaining before other costs $60

The qualifying ratio is $3,000 divided by $2,400 = 1.25. But the budget is $3,000 minus $2,400 minus $150 minus $150 minus $240 = $60. If this owner also sets aside $200 for future major replacements, the monthly budget is $140 short.

Other costs may still apply. This is not a complete operating statement, tax calculation or return on investment analysis. Actual income, expenses and lender calculations can differ.

Three questions before you compare loans

  1. Which rent will the lender use? Confirm the required lease, appraisal or rental income documentation.
  2. What is outside the loan calculation? Build your own ownership budget with realistic local estimates and reserves.
  3. What happens if the plan changes? Review vacancy, a large repair, a higher insurance bill, and the cost of selling or refinancing.
