Buying a Home in 2027? Build Your Budget Before Your Forecast

Published on Oct 27, 2026 | Purchasing a Home

Planning to buy a home in 2027? Start with a budget that works before assuming that rates will fall or that you will qualify for a larger loan. You can prepare now while leaving future market conditions open.

Build a plan around four numbers

Before choosing a price range, write down your comfortable monthly housing budget, available cash, moving and repair allowance, and savings you want to keep after closing. These are household decisions, not promises about lender approval.

A mortgage payment estimate is only part of ownership. Include taxes, insurance, applicable mortgage insurance, association dues and maintenance. Compare the total with your actual spending, not just the amount a calculator says you might borrow.

Your first planning worksheet

Copy these fields into your own notes. Keep account numbers, statements and other private documents out of public comments.

  • Comfortable total monthly housing budget: $________
  • Cash available for the purchase: $________
  • Cash reserved for moving and initial repairs: $________
  • Savings you want left after closing: $________
  • Current monthly debts and other priorities: ________
  • Target timing and reasons you might wait: ________

Keep down payment, closing costs and money left afterward as separate lines. An attractive purchase price does not tell you whether the full plan fits.

Prepare the information a lender will review

Review your credit records and address errors. Organize your income, employment and asset information. Ask a loan officer what documentation applies to your situation before assuming a program will accept a particular income source. If you are self employed, discuss how the lender will evaluate income rather than treating account deposits as automatic qualifying income.

What about 2027 loan limits and rates?

As of this review on October 27, 2026, the official FHFA conforming loan limit page lists 2026 figures. This guide does not present a verified official 2027 limit. A lender projection is different from an agency announcement. Recheck the official county and property unit limits when they become available and confirm which rules apply to your transaction.

Likewise, do not build an affordability plan that requires a future rate drop or refinance. Ask for written options using actual pricing when you are ready to compare. If the payment only works under a hoped for future change, revisit the budget or timing.

Turn preparation into a useful conversation

Bring your worksheet to a licensed loan officer. Ask which assumptions remain unverified, how estimated cash to close differs from the down payment, and what would change if you bought later. Also read our seller credit versus price cut comparison and home purchase guide.
